Wilton Hill Development

One of the most exciting project that we have ever worked on, this new development partnership involving the Wilton Community Land Trust will become a national example of good practice. A major development of 36 acres of land is seeing the Community Land Trust working alongside housebuilder Redrow Homes Ltd and development company, Our Enterprise.

Having helped to establish a new Community Land Trust, the strides this community have made since they first engaged with this work is nothing short of remarkable. They have entered into a groundbreaking partnership called Our Wilton with Redrow and Our Enterprise to complete this mixed use development on the edge of town. The new partnership is structured as a Community Interest Company with a charitable subsidiary and is leading the way in 'community building acivities' and the development and management of a new 20,000 sq ft Enterprise Hub. The Enterprise Hub will give the Community Land Trust a sustainable income source when it is up, running and profitable. The charitable trust is the developer of a 44 unit supported housing development for army veterans linked to the Enterprise Hub. Our Wilton will also develop a community shop and creche.

To date, Our Wilton has raised grants totalling £4 million and recently secured a commercial loan offer for the veterans housing of £2.5 million from Triodos Bank.

Our Wilton is funded from capital levies from the adjacent housing development and ongoing levies from the delivery of the estate management and a programme of enterising activities. Our Wilton are the named beneficiary (and delivery organisation) for a number of s106 responsibilities.

Our role has been to manage the Partnership through its formation including an extensive community participation programme and the planning stages. We have established and managed Our Wilton in its early stages, securing a £3.5 million grant from the government Libor Fund.

This is one of Redrow Homes most commercially successful developments and is a highly relicable model showing the power of combining social and commercial entrepreneurship.
